Frequently asked questions
How do you estimate a masonry job?
By wall type and unit count. Convert wall area to units (1.125 block per SF for 8x8x16 CMU, about 6.75 modular brick per SF of veneer), apply a laying rate in units per mason-day, then add mortar, grout, reinforcement, flashing, scaffold and cleanup as their own lines. The assemblies on this page carry that math: enter wall SF and the labor hours, material and price come out with your rates applied.
Is there masonry takeoff software that also does the estimate?
That is the gap this page exists for. Most masonry-specific products sold today are takeoff-only — you measure walls, then export quantities to a spreadsheet to price them. BuiltSum starts at the pricing end with real CMU, brick and stone assemblies, and browser takeoff feeds those same assemblies when it ships. Until then, quantities come in by hand or by CSV.
Does it handle grout, rebar and bond beams separately?
Yes. Reinforcement is where masonry bids get lost. Vertical rebar in cell, grout at reinforced cells versus grout-all-solid, horizontal joint reinforcement, bond beam courses, lintels and through-wall flashing are each a separate line with its own unit, so a change from 48-inch to 32-inch cell spacing is a number you can defend.
Can I bill a commercial masonry contract from the same estimate?
Yes, and this is the part takeoff tools skip. An accepted estimate becomes a schedule of values, and each month you bill it as a G702/G703-style pay application with retainage, stored materials for block and brick delivered but not yet laid, and change order rollup — no retyping the numbers into Excel.
